I Don't know what you looking for. Cincinnati is strange. It can pop off anywhere for real. But there are ar3as that are worse than others. Forest Park is cool. We looked there, but again the schools were the major issue. But they have nice houses and people with decent income eother live there or rent out their houses.


Well my neighborhood back home is like that. A mixture of middle class families that live or rent there. So thats nothing new.

You right tho, Cincinatti is strange man. Which why it's been difficult trying find a good location.
 
A new house is always good because that means you are the 1st to sit on the toilets.
But sometimes you are paying way more for that new house.

Some of these new houses are vwry cookie cutter.

You get an house already built you can remodel it to your fitting. Design it how you want it, but as I see people mentioned it before make sure you get it inspected 1st and also get a good contractor who can basically view thw house and work with you on how much updating it will cost you.
Find a house in nice area going for a good price maybe $50,000 to 80,000 get a loan for $125,000 to 150,000. You can do amazing things.
I disagree with you on the new houses. But I agree you should get a new toilet. If you look at who is building the new houses you will see that most are constructed with cheaper materials and they go up in no time at all. The bones of older houses are much better than the ones on newer houses. Everything that glitters isn't gold and people fall for glitter/ newer.

True.

This one area back home got built wit houses I swear in a month. Nothing was on that land. But then as me and my Dad was coming back from the country, they had a whole subdivision built.

Those kinda housed aren't lasting.

Only showed the main areas i liked. Nice. Decent space. Love the kitchen. Dunno if I could see myself there tho. A lil too country for my liking.

So what is too country??Is it more then 30 mins from a store or grocery store?? if so then maybe a lil country...but if it is some place with a little open space 10 mins from a store not bad. These days you can find a great price in a little Rural areas that they ARE building up. If it will be a brand new house in an area that is not too far from a store or area i would think on it. Instead of some of these houses you have showed us that are 30 or 80 years old. Which are pretty on the outside but maybe problems in the inside. Take a consideration at least. I think it is nice looking btw..
 
It seems my main factor is location.

For example, how far do I have to travel to get to the nearest Wal-Mart? Or how far is the city?

Location plays a big part b/c I'm not tryin to be too far out, where I gotta travel a great distance for a store. Which is why I like the area I'm now. 20-25 mins outside the city, but mins from all the stores in my area.
 
The houses that are 80 years old tend to be made with far better materials than newbuilds. a lot of the brand new houses are made with composite wood n shit. a well maintained older house > a new one any day.
ok true point... But a lot do need new plumbing and stuff. I always think a old house is good because it does have more character and sturdy. With those yes you do have to do more digging to make sure everything is great. I suggested b4 get an older house in a good area, lower price and renovate to what you like. but new homes are good with no work too just saying.

True. But he should do as much investigation as possible because if it takes 100k to fix then it won't be worth it. These couple of flips that I have been involved with have taught me way too much about houses. I am a septic tank expert at this point. I have one big suggestion Inspection, Inspection and more Inspection . Also look at every possible thing you can find out about the house. Most things are public domain.

Pest and mold is probably issue #1 wit that house. How much does an inspection typically cost?
