Jesus. I don’t recall going through all that shit.

Only a handful of states require a closing attorney. I remember that from back when I was an LO and Subprime AR. I know the Carolinas and both Virginia's require it, but can't remember the others.

Yeah they've been around for YEARS. I 1st heard about them when my ex was making the move to buy her house. And this was back like in 05 or 06 I believe.

I mean back then it benefited her. But haven't really heard much about other folks going thru the program since then. I think I may have asked about it when me and my s/o 1st started lookin for a house. But we went a different route. Can't remember why we didn't choose to go thru NACA.

Any of yall had experience renting an apartment out to someone? I had a quick question.
It's been iiiight. I have gotten a property manager so I don't have to deal with calls. Just started my 1st month of the 3rd year renting it out

The good:
- They always pay on time or a day early
- I have heard no complaints from the neighbors, the community and no police/social worker calls to the residence

The bad:
- The first 10 months they called about everything
- In 2 years ALL the appliances suspiciously needed to be serviced, replaced or both (washer, dryer, stove, dishwasher, refrigerator) 2 of which were less than a year old when I rented out the place.
- With the property manager expenses and the first two year appliance costs I have been averaging -$140/month. I have dealt with this for me becuase my the home equity has gone up 15k each of the last 2 years and the county is redeveloping that area between now and 2026. So i can resonably expect rent prices and home values to go up another 20% by the end of 2026.
