Ion really feel like having a back and forth. Joe just all about Joe. What's the JBN consist of? Imo he started his "network" cause CTG said Joe don't help or put others in position to thrive without him. The two pods he tried don't exist anymore.

Why Mel/Ish don't have a pod on the network? I don't want to hear shit about them not wanting to. They record A LOT considering how many pods drop a week. They can't put a hour pod out with them two?

It's past time he put someone else in position to win independent of him.

These thoughts stem from a conversation they had on the pod today.
Ironically Joe has put on more people than any other podcaster/radio nigga. Charlamagne was reaching with that shit.

Objectively nobody would know who Mal and Rory are if it wasn't for Joe. Til this day they're paying their bills off a podcast.

I can say the same for Ice and Ish. I know Ish is the real estate God, but homie just made 6 figures off of hoodies off the strength of the jbp.

Who has any other Podcasters put on?

Charlamagne,Drink Champs, Gillie/Wallo, etc I can't think of anybody they've made rich or a household name.

Alot of them had their own followings but being associated with Joe for however long or short that time was seems like it may have helped everyone involved.
 
Ish ain't lying about the commercial real estate shit. There's a huge office building across the street from where I live that's been empty for 2 plus years.
Company I worked at last and my current company had two big ass adjoining buildings. Covid hit and everybody went home to work. Now 1 whole building is empty or been converted to a hotel or office space for lease.

Companies realizing they don’t need all of that space. The only ones still going in the office are the ones that are company owned. The companies that lease/rent just sent people home to work and cancelled the contracts.

I feel you. I don't think Joe want credit for maga Mal, that video was nasty 🤢. Hell CTG underlings are failures too. Tax, Mouse, Star Brim. CTG tries to claim the pods on black effect but they were making noise before joining his network.

Yea, heard a story on NPR, foreign investment in our commercial real estate has cooled dramatically. And most of them looking to sell for w/e they can get.

That was representing on the residential side $153 billion,” said economist Jessica Lautz, vice president of research with the National Association of Realtors.

It’s now just $53 billion. “It really has come down,” Lautz said.

But the percentage of homes in the U.S. owned by non-Americans is usually pretty small — between 2% and 3%. The percentage of commercial real estate owned by foreign investors is a lot higher — or at least it has been.

“Historically, the average is around 10 or 11%, and last year it was 6%,” said Riaz Cassum, global head of international capital for real estate services company JLL.

On the one hand, interest rates are still high and there’s uncertainty about when they’ll come down. That’s affecting investors both foreign and domestic. Sales volume in commercial real estate is down 63% in the U.S., Bethel said.

But on top of that, some foreign investors have economic problems back home and need to cash out — that’s particularly the case for Chinese investors. Korean investors bet heavily on office space in the past, got burned and are getting out.

“Yeah, we’re seeing office buildings sell for 30, 40, 50, even 60% below what the values were at the top of the market,” Cassum said.


But there are areas of commercial real estate where foreign interest is strong.

“I was just in the Middle East meeting with a lot of the large sovereign wealth funds and big investors. They continue to be interested in U.S. real estate but they are more focused on things like data centers, life sciences, student housing,” Cassum said.

Things that are not office buildings. That foreign interest is helping prop those sectors up while office buildings continue what Cassum calls a slow burn.
